Privacy Policy

1. Introduction

This is the privacy policy for WISMA. In this policy, "WISMA", "we", "us" and "our" mean WISMA, the property brand behind The Sacred Garden, a development of five leasehold villas in Seminyak / Kerobokan Kelod, Bali, Indonesia. Our contact details are at the end of this policy.

This policy explains what personal information we collect when you visit our website at wismabali.com, how we use it, who we share it with, and the choices and rights you have. It applies to this website and to the enquiries you send us through it.

Our website is a marketing and information site. It does not take payments and it does not create accounts or logins. Its main purpose is to let you learn about The Sacred Garden and, if you wish, tell us about yourself through a short qualification quiz so we can follow up.

Please read this policy together with our Terms of Service. If you do not agree with this policy, please do not use the website or send us your details.

2. Information we collect

We collect two kinds of information: information you choose to give us, and information that is collected automatically when you visit.

Information you give us

If you complete our qualification quiz, you can give us the following:

  • Your full name
  • Your WhatsApp number, including country code
  • Your email address
  • Your preferred contact time
  • Your answers to our qualifying questions — for example where you live or your residency, whether you intend to buy with cash or financing, your budget band, your buying timeline, and any free-text notes you add

You do not have to complete the quiz to use the website. You choose what to tell us. If you leave a field blank, we simply will not have it.

You may also give us information directly if you contact us by WhatsApp or email — for example the content of your messages.

Information collected automatically

When you visit the website, some technical information is collected automatically:

  • Server and access logs. Our hosting provider, Vercel, records standard technical data such as your IP address, your browser and device type (user-agent), the pages you visit, timestamps, and the page you came from (referring URL). This is normal for almost every website and helps keep the site running and secure.
  • Cookies and similar technologies. We and some third parties use cookies and similar technologies, as described in the next section.
  • Quiz progress saved on your own device. As you move through the quiz, your progress is saved locally in your own browser using localStorage, so you can leave and resume without starting over. This stays on your device. It is not a cookie, it is not sent to us automatically, and you can clear it at any time through your browser.

3. Cookies and tracking technologies

Cookies are small files stored on your device. Similar technologies include pixels, tags and local storage. We use them to run the site, to understand how our advertising performs, and to load fonts and video. This section lists everything we use.

We do not currently use a cookie consent banner. This means that, on the current version of the site, the Meta Pixel and other technologies described below may load when you arrive, before you have made a choice. We think it is only fair to tell you that plainly, and to tell you how to control it. You can manage or block cookies at any time through your browser settings, and you can opt out of advertising tracking using the tools in the "Advertising and the Meta Pixel" section below. Blocking cookies may affect how some parts of the site work, but you will still be able to read the site and contact us.

The Meta Pixel (Facebook Pixel)

We use the Meta Pixel, pixel ID 4250549271901912. It loads from connect.facebook.net. The pixel records a "PageView" on every page, fires custom events as you move through the quiz, and fires a "Contact" event when you are handed off to WhatsApp. It sets Meta cookies (such as _fbp) and can allow Meta to match your activity on our site to a Facebook or Instagram account if you have one. We use it to measure how our ads perform, to optimise ad delivery, and to build advertising audiences (Custom Audiences) on Meta's platforms. There is more detail, and a real opt-out, in the "Advertising and the Meta Pixel" section below.

Google Fonts

The site uses Google Fonts to display its typefaces. When a font loads, your browser makes a request to Google's servers (fonts.googleapis.com and fonts.gstatic.com), which sends Google your IP address and standard request data. Google's handling of that data is governed by Google's Privacy Policy.

YouTube video embeds

Some pages include walkthrough films hosted on YouTube. These load from YouTube and Google only when you choose to play a film. When you play one, YouTube and Google may set their own cookies and receive data about your viewing. This is governed by Google's Privacy Policy.

Essential and local storage (quiz resume)

As noted above, we use your browser's local storage to remember your quiz progress so you can resume it. This is a convenience feature that stays on your device. Clearing your browser data will remove it.

Controlling cookies through your browser

Most browsers let you see the cookies you have, delete them, and block new ones. You can usually find these controls under Settings, Privacy or Security in your browser. If you block or delete cookies, our own site will still work, but some third-party features and advertising measurement may not.

4. How we use your information

We use your information to:

  • Respond to your enquiries and answer your questions about The Sacred Garden.
  • Understand whether the villas fit you — we use your quiz answers to see whether what you are looking for matches what we offer, so we do not waste your time.
  • Follow up with you by WhatsApp and, if you gave it, by email.
  • Measure and improve our advertising — we look at how people find and use the site so we can make our ads and our site better.
  • Keep the site secure and prevent misuse, fraud and technical problems.
  • Comply with the law and respond to lawful requests.

We do not sell your personal information.

How your quiz answers reach us

This site does not currently store leads in a database of its own. When you finish the quiz, the site opens WhatsApp with a message that has your answers already filled in. You then choose whether to send that message to our team. If you send it, your answers reach us through WhatsApp, which is a Meta company, and we follow up with you by WhatsApp — and by email if you gave us an email address. In short: your form answers are transmitted to us primarily via WhatsApp, when you choose to send the message. If you do not send it, we do not receive those answers.

5. Advertising and the Meta Pixel

We advertise The Sacred Garden on Meta's platforms — Facebook and Instagram. To do this we use the Meta Pixel (described above) and Custom Audiences.

Here is what that means in plain terms. The Meta Pixel tells us and Meta which of our ads led to a visit, and what people did on the site afterwards — for example whether they started or finished the quiz, or reached the WhatsApp step. Meta can connect this to your Facebook or Instagram account if you are logged in. We use this to measure whether our ads work, to help Meta show our ads to people more likely to be interested, and to build "Custom Audiences" — groups of people, such as past visitors, that we can reach or exclude with future ads.

How to opt out

You have real, working choices. You can use any or all of these:

  • Your Facebook ad settings. Manage how your activity is used for ads in your Facebook ad preferences, and review or disconnect activity that businesses like ours have shared with Meta using Off-Facebook activity.
  • Industry opt-out tools. Opt out of interest-based advertising from participating companies at optout.aboutads.info (Digital Advertising Alliance) and, in Europe, at youronlinechoices.eu.
  • Your browser. Block or delete cookies, and use any tracking-protection or "Do Not Track" features your browser offers.

Opting out will not stop you from seeing our ads altogether, but it limits how your activity is used to target and measure them.

We are not affiliated with Meta

WISMA is an independent business. We are not affiliated with, endorsed by, sponsored by, or administered by Meta, Facebook, Instagram or WhatsApp. We are simply an advertiser and user of their tools. Your use of Facebook, Instagram and WhatsApp is governed by Meta's own terms and privacy policy, including the Meta Privacy Policy.

Where data protection law requires us to have a legal basis for using your personal information, we rely on the following:

  • Consent. When you complete the quiz and send us your details, and when non-essential cookies and the Meta Pixel are used for advertising and measurement, we rely on your consent. You can withdraw it at any time.
  • Legitimate interests. We rely on our legitimate interests to respond to your enquiry, to run and secure the website, and to measure and improve our marketing — in a way that does not override your rights and freedoms.
  • Legal obligation. Where we must keep or disclose information to comply with the law.

How to withdraw consent

You can withdraw your consent at any time. To stop advertising tracking, use the opt-out tools in Section 5 and your browser cookie controls. To ask us to stop contacting you or to delete the details you sent us, simply tell us by email at hello@wismabali.com or by WhatsApp on +62 812 1282 7877. Withdrawing consent does not affect anything we did lawfully before you withdrew it.

7. How we share your information

We do not sell your personal information. We share it only as needed to run our business and provide the tools described in this policy. The parties we share with, or whose tools process your data, are:

  • Meta (Facebook, Instagram) — through the Meta Pixel and Custom Audiences, for advertising and measurement.
  • WhatsApp, a Meta company — when you send us your quiz answers or message us, your messages are delivered through WhatsApp and received by our team.
  • Google — through Google Fonts and YouTube video embeds, as described above.
  • Vercel, our hosting provider — which processes the standard technical logs described in Section 2.
  • Our professional advisers — such as legal, accounting or notary advisers — where reasonably needed, and under a duty of confidentiality.
  • Authorities or others where required by law — where we must disclose information to comply with a legal obligation, a court order, or a lawful request, or to protect our rights, safety or property.

If our business is ever reorganised, or its assets are transferred, your information may pass to the new owner, who would remain bound by this policy or one at least as protective.

8. International data transfers

We are based in Indonesia, but the third-party providers above operate globally. This means your information may be processed on servers outside Indonesia — for example in the United States or the European Union — by providers such as Meta, Google and Vercel. Data protection laws in those countries may differ from those in Indonesia. Where these providers transfer data internationally, they do so under their own safeguards and legal frameworks. By using the site and sending us your details, you understand that your information may be processed in this way.

9. Data retention

We keep personal information only for as long as we reasonably need it.

  • Your enquiry and quiz answers (as received through WhatsApp and email) are kept for as long as needed to deal with your enquiry and any resulting relationship, and for a reasonable period afterwards in case you come back to us — and then deleted or anonymised, unless the law requires us to keep them longer. If you ask us to delete them sooner, we will, subject to any legal requirement to retain them.
  • Technical logs held by our hosting provider are kept for a limited period as part of normal operation and security.
  • Advertising and cookie data held by Meta and Google is retained according to their own policies and your settings with them.
  • Quiz progress in your browser's local storage stays on your device until you clear it.

10. Your rights and choices

Depending on where you live, you may have rights over your personal information, including the right to:

  • Access the personal information we hold about you
  • Correct information that is wrong or out of date
  • Delete your information
  • Object to or restrict certain processing
  • Withdraw consent where we rely on it
  • Opt out of marketing and advertising tracking

For advertising choices held by Meta and Google, please also use the opt-out tools in Section 5, as those settings live with them.

11. Children's privacy

This website is intended for adults aged 18 and over who are interested in buying property. It is not directed at children, and we do not knowingly collect personal information from anyone under 18. If you believe a child has given us their information, please contact us and we will delete it.

12. Security

We take reasonable steps to protect your information. The website is served over an encrypted (HTTPS) connection by our hosting provider, and we limit access to the enquiries we receive to the people who need it. No website or method of transmission is ever completely secure, so we cannot promise absolute security — but we work to protect your information and to keep our providers' safeguards in place.

Our site links to, and loads content from, other websites and services — including Facebook, Instagram, WhatsApp, YouTube and Google. This policy covers only our own website. When you follow a link to, or interact with, another service, that service's own privacy policy applies. We are not responsible for the content or privacy practices of other websites.

14. Changes to this policy

We may update this policy from time to time — for example if our tools or the law change. When we do, we will change the "Last updated" date at the top. If the changes are significant, we will make that clear on the site. Please check back from time to time. Continuing to use the site after a change means you accept the updated policy.
